We focus our review on more than just an income approach. We dig into the properties details truly understanding how a property would be valued by an investor today. This leads to reductions that other firms just don’t accomplish. In addition, we are not afraid to take cases to the Maryland Tax Court. Every year at least 35% of our cases are filed there. And, PFR’s—many of our competitors only review a property during the revaluation. Maryland’s Petition for Review process is one that allows a property owner to contest values when the market or property has changed–not just at revaluation time.
